Different Survey Types
Purchasing a property is probably the biggest financial commitment most people make in their lifetime. Most purchasers of properties believe that their Building Society/Bank valuation is all that they require and protection they need. This type of valuation is purely provided to ensure that there is adequate security for the loan being requested. An independent valuation/survey prepared by a professional chartered surveyor is therefore necessary to totally protect the purchasers interest. The cost of such a survey is probably less that you anticipated and we will always be pleased to provide a quotation over the telephone. We therefore strongly recommend you consider either a Building Survey or RICS Homebuyer Survey and Valuation. Certification of new building work, self build houses, bungalows, extensions and barn conversions
A maximum of 14 site inspections during the construction works commencing with foundation trenches and ending with final completion. Builders helpline available during construction. These certificates are accepted by most banks and building societies for mortgage purposes when builders are not National House Builders Certificated (NHBC).

 
Royal Institution of Chartered Surveyors (RICS) Homebuyer Survey and Valuation
An abbreviated version of the Building Survey.
 
Building Survey
A detailed internal and external inspection, thorough investigation of any special hazards including subsidence/settlement and landslip. Determination of Services including drainage testing if required. Detailed schedule of repairs if appropriate. Valuation and assessment of replacement costs for insurance purposes.

Party Wall etc Act 1996 Surveys
The Party Wall etc. Act 1996 (the “Act”) came into force on 1.07.1997 throughout England and Wales. If you intend to carry out building work which involves one of the following categories, or are an adjoining building owner you may require a Party Wall Surveyor and we will be pleased to assist you:
 

Work on an existing wall or structure share with another property (section 2 of the Act)

 

Building a free standing wall or a wall of a building up to or astride the boundary with a neighbouring property (section 1 of the Act)

 

Excavating near a neighbouring building (section 6 of the Act)
