New Build Pre Completion Inspections

New build snagging is the process of identifying and documenting defects or unfinished work in a newly constructed property. These 'snags' can range from minor cosmetic issues, such as paint blemishes or uneven tiling, to significant structural or functional defects like faulty plumbing, electrical wiring issues, or poor insulation.

The goal of snagging is to ensure the property meets the standards outlined in the builder's contract and adheres to relevant building regulations. Snags are mostly cosmetic damage which is easily rectified by the developer.

Why Should a Professional Carry Out Snagging?

While homeowners can perform their own snagging, hiring a professional snagging inspector ensures a more thorough and accurate assessment. Professionals bring expertise, specialized tools, and an objective eye to identify issues that an untrained observer might overlook.

Key reasons to hire a professional

  1. Expertise in Building Standards: Professionals are well-versed in construction standards and regulations, ensuring all defects, no matter how small, are recorded.
  2. Comprehensive Inspection: They assess areas homeowners might miss, such as roof spaces, drainage systems, and behind fixtures.
  3. Saves Time and Stress: By delegating this detailed task to an expert, homeowners avoid the stress and time-consuming process of creating detailed reports.
  4. Stronger Case for Rectification: A professionally compiled snagging list carries more weight with builders, increasing the likelihood of timely and comprehensive resolution of issues.

What happens next?

Snagging is a critical step in ensuring your new build home is delivered to a high standard. Hiring a professional ensures peace of mind, protects your investment, and guarantees a home built to last.

At White & Eddy Ltd we carry out pre-completion inspection snagging in accordance with the guidance from the New Homes Quality Board.
The New Homes Quality Board is a non-profit organisation dedicated to improving the quality of new homes.

When should I have a snagging inspection carried out?

Ideally, the best time to have a snagging inspection carried out is when the property is completely finished and before you move in. This gives the developer a chance to rectify any snags prior to you moving in. However, you will normally have 2years from the date of moving in to identify any snags and for the developer to rectify them.

How long will the snagging inspection take?

Typically, the snagging inspection will take between 2-4 hours depending upon the size of your property.

What happens after the snagging inspection?

Once you have the report you can pass this onto the developer and ask them to make good those snags identified. If they are not rectified, then you should go through the developers complaints policy.

Do you do a re-inspection?

Yes, we can carry out a re-inspection to ensure snags have been rectified correctly and that no further damage has been caused by the rectification of the snag.
